Tumo Park, Hrazdan Canyon viewpoints, and Tsitsernakaberd's green park are close by, so the location gives you both open space and quick taxi access toward the city centre. ⸻ 🛋️ Living Room & Workspace: The living room feels bright without being loud. A soft sofa faces the TV, the windows bring in plenty of light, and the warm wood details make the room feel settled and comfortable. There is also a proper desk area, useful if you need to work during your stay without taking over the dining table. 🍽️ Kitchen & Dining: The kitchen is separate, modern, and practical for real use. Green cabinetry, black details, and a dining table by the window give it a fresh look, while the city view makes even a simple breakfast feel better. The dishwasher keeps longer stays easier. 🛏️ Bedroom: The bedroom has a 160 x 200 cm bed, soft tones, quiet lighting, and direct access to one of the balconies. It feels simple and restful, with the view doing most of the work. 🌇 Balconies: This is the heart of the apartment. There are two balconies, and from this height the city opens up in front of you. It is a good place for morning coffee, an evening glass of wine, or just a few quiet minutes above the noise of the streets. 🚿 Bathroom: The bathroom is modern and clean, with a walk-in shower, backlit mirror, and darker tiling that gives the space a sharp, finished feel. ❄️ Comfort: There are 2 AC units, one in the living room and one in the bedroom, so cooling is clear and transparent. The apartment is on the 14th floor and has lift access. 🛏️ Extra Sleeping: The living room includes a sofa bed 220 x 200 cm when open. ⸻ Angle is not trying to be central chaos. 1. Should the unit include a sofa-bed or travel cot, an additional 'linen' charge will apply for their use. Guests must request these extra sleeping options before booking. 2. The apartment will have Starter Luxury Hotel Toiletries, fresh linen and towels. Stays that are longer than 20 nights will receive fresh linen and towels, starting on the 10th day from arrival. You can request additional cleaning, but there will be an extra charge for this service. 3. A starter supply of household cleaning and hygiene products will be available on the property for use as well as tea, coffee and water to get you through your first morning. The guest is responsible for purchasing any additional supplies. 4. Due to frequent back-to-back bookings, early check-in or late checkout might not be feasible. However, should this be a necessity for you, kindly inquire on your day of arrival or departure once the cleaning schedule is confirmed. Please note, we may not always be able to accommodate these requests. 5. Please observe our strict non-smoking policy within the flat. Failure to comply will result in a $200 penalty. 6. We kindly ask you not to rearrange the furniture. If moved, please return it to its original place before checking out. Non-compliance will result in a $50 charge for furniture repositioning. 7. If the listing mentions Netflix or other streaming platforms, it refers only to the availability of the app on the smart TV. We no longer provide shared or corporate accounts.
