This iconically designed one-bedroom used to be a studio for an Armenian Artist. It still maintains the vibe of art, culture and history. The location is right in front of the famous circular park in the city centre with plenty of entertainment. The best location for evening walks in the park with nice fountains and iconic cafes. It's minutes away from vernissage and within 7 minutes walking distance to Republic Square and other famous Yerevan's monuments (check my guidebook)! You can find trendy restaurants, cafes bars, clubs, 24/7 stores and nightlife nearby. Finally, be sure to ask me about the food, music and nightlife scene in Yerevan.

Quiet hours between 22:00-08:00

1. Should the unit include a sofa-bed or travel cot, an additional 'linen' charge will apply for their use. Guests must request these extra sleeping options before booking. 2. The apartment will have Starter Luxury Hotel Toiletries, fresh linen and towels. Stays that are longer than 20 nights will receive fresh linen and towels, starting on the 10th day from arrival. You can request additional cleaning, but there will be an extra charge for this service. 3. A starter supply of household cleaning and hygiene products will be available on the property for use as well as tea, coffee and water to get you through your first morning. The guest is responsible for purchasing any additional supplies 4. Due to frequent back-to-back bookings, early check-in or late checkout might not be feasible. However, should this be a necessity for you, kindly inquire on your day of arrival or departure once the cleaning schedule is confirmed. Please note, we may not always be able to accommodate these requests. 5. Please observe our strict non-smoking policy within the flat. Failure to comply will result in a $200 penalty. 6. We kindly ask you not to rearrange the furniture. If moved, please return it to its original place before checking out. Non-compliance will result in a $50 charge for furniture repositioning. 7. If the listing mentions Netflix or other streaming platforms, it refers only to the availability of the app on the smart TV. We no longer provide shared or corporate accounts. Guests must log in with their subscription after check-in.
