It is not in the very centre, but it gives you a comfortable base with a 24/7 Yerevan City hypermarket right across the road and quick driving access toward Cascade. ⸻ 🛋️ Living Room & Kitchen: The living room has a calm, warm feeling, with a soft sofa bed facing the Smart TV and pale finishes that keep the space light. The sofa bed opens to 150 x 220 cm, which makes the apartment practical for a third guest without turning the main space into a cramped room. The kitchen sits naturally behind the living area, so the apartment feels open and connected. It is modern and compact, with enough function for simple meals, coffee at home, and longer stays. The dishwasher is a useful detail, especially if you are staying more than a few nights. The AC is located in the living room, where most of the shared time happens. 🍽️ Dining Area: The dining table sits between the sofa and kitchen, making the room feel social and easy. 1. Should the unit include a sofa-bed or travel cot, an additional 'linen' charge will apply for their use. Guests must request these extra sleeping options before booking. 2. The apartment will have Starter Luxury Hotel Toiletries, fresh linen and towels. Stays that are longer than 20 nights will receive fresh linen and towels, starting on the 10th day from arrival. You can request additional cleaning, but there will be an extra charge for this service. 3. A starter supply of household cleaning and hygiene products will be available on the property for use as well as tea, coffee and water to get you through your first morning. The guest is responsible for purchasing any additional supplies. 4. Due to frequent back-to-back bookings, early check-in or late checkout might not be feasible. However, should this be a necessity for you, kindly inquire on your day of arrival or departure once the cleaning schedule is confirmed. Please note, we may not always be able to accommodate these requests. 5. Please observe our strict non-smoking policy within the flat. Failure to comply will result in a $200 penalty. 6. We kindly ask you not to rearrange the furniture. If moved, please return it to its original place before checking out. Non-compliance will result in a $50 charge for furniture repositioning. 7. If the listing mentions Netflix or other streaming platforms, it refers only to the availability of the app on the smart TV. We no longer provide shared or corporate accounts. Komitas small green park is about 8 minutes away on foot, with nice cafes nearby for relaxed Yerevan evenings. Haghtanak Park is also around a 10-minute walk away and has plenty of entertainment. Guests stay here for the new building, the easy shopping, the open high-floor feeling, and the quick drive toward Cascade through Azatutyan Avenue.
