The apartment sits in the famous Tamanyan/Cascade setting, right by the stairs, the Cafesjian open-air museum, fountains, cafes, coffee spots, and the most walkable part of Yerevan's bohemian centre. Inside, it carries that same character: deep blue velvet, chandeliers, classic wall details, red patterned rugs, leafy windows, and a calm 80 sqm layout that feels much more personal than a standard city flat. ⸻ 🛋️ Living Room & Kitchen: The living room has a strong first impression. A deep blue sofa, classic chandelier, red rug, and decorative wall details give the space a rich old-Yerevan feeling, while the Smart TV, fast WiFi, and open layout keep it practical for everyday stays. The kitchen sits just beside it, with a green island, gold-toned seating, pendant lights, and enough space to actually prepare a meal. It feels polished without losing warmth, and includes a dishwasher for easier longer stays. 🛏️ Bedroom: The bedroom is softer and calmer, with a 180 x 200 cm bed, warm bedside lighting, green accent wall, and a small vanity/desk area near the window. It is the quietest-feeling part of the apartment, made for proper rest after long walks through Cascade and the city centre. 🪟 Small Room: There is also a small additional room with tall doors, storage, a traditional rug, and a leafy outlook. It is not a second bedroom, but it adds a lovely extra corner to the apartment and gives the home more depth than a simple one-bedroom layout. 🚿 Bathrooms: The apartment has two bathrooms, which makes the layout much easier for couples, friends, or small families. The finishes feel fresh and thoughtful, with warm lighting, stylish mirrors, and one bathroom with a bathtub and glass screen. ❄️ Comfort: There are 3 AC units in the apartment, giving good cooling coverage across the space. 1. Should the unit include a sofa-bed or travel cot, an additional 'linen' charge will apply for their use. Guests must request these extra sleeping options before booking. 2. The apartment will have Starter Luxury Hotel Toiletries, fresh linen and towels. Stays that are longer than 20 nights will receive fresh linen and towels, starting on the 10th day from arrival. You can request additional cleaning, but there will be an extra charge for this service. 3. A starter supply of household cleaning and hygiene products will be available on the property for use as well as tea, coffee and water to get you through your first morning. The guest is responsible for purchasing any additional supplies. 4. Due to frequent back-to-back bookings, early check-in or late checkout might not be feasible. However, should this be a necessity for you, kindly inquire on your day of arrival or departure once the cleaning schedule is confirmed. Please note, we may not always be able to accommodate these requests. 5. Please observe our strict non-smoking policy within the flat. Failure to comply will result in a $200 penalty. 6. We kindly ask you not to rearrange the furniture. If moved, please return it to its original place before checking out. Non-compliance will result in a $50 charge for furniture repositioning. 7. If the listing mentions Netflix or other streaming platforms, it refers only to the availability of the app on the smart TV. We no longer provide shared or corporate accounts.
