It all comes together. It’s got charm, not chaos. AC, obviously. The Patio: Now we’re talking. This isn’t your “tiny balcony with two chairs” situation. This is a real patio - tiles, egg chair, outdoor lounge furniture, flowers, and even a giant umbrella to shade you from Yerevan’s sun or random rain. Sit out there in the morning with coffee or late at night with wine and feel the city breathe around you. It’s magic. Kitchen & Dining: Fully loaded: fridge, oven, stove, extractor, dishwasher, coffee machine, and everything in between. And right next to it a clean, solid dining table for four that connects straight to the patio. Morning espressos or lazy dinner nights, it’s all in flow. Master Bedroom: You know when you walk into a room and it just feels right? That’s this one. King bed (170x190) with a top-tier mattress, wall-mounted TV, desk for work (or pretending to), AC, full mirror, and more wardrobe space than you’ll ever use. It’s quiet, cozy, and crisp. Second Bedroom: Smaller. Simpler. Still great. Single bed 130 x 200 with pull-out storage, loads of natural light, and clean lines. Perfect for one. Bathroom: Modern tiling in muted tones, LED-lit mirror, great shower pressure, premium fixtures, and a washer tucked in neatly. 1. Should the unit include a sofa-bed or travel cot, an additional 'linen' charge will apply for their use. Guests must request these extra sleeping options before booking. 2. The apartment will have Starter Luxury Hotel Toiletries, fresh linen and towels. Stays that are longer than 20 nights will receive fresh linen and towels, starting on the 10th day from arrival. You can request additional cleaning, but there will be an extra charge for this service. 3. A starter supply of household cleaning and hygiene products will be available on the property for use, as well as tea, coffee and water to get you through your first morning. The guest is responsible for purchasing any additional supplies 4. We often have back-to-back bookings, so early check-in or late checkout may not always be possible. If you’d like to request it, please do so via our Guest Lounge. Housekeeping will confirm based on availability. A fee applies, which covers additional staffing to prioritise your apartment. If not pre-arranged, you’ll need to check availability on the day of arrival. 5. Please observe our strict non-smoking policy within the flat. Failure to comply will result in a $200 penalty. 6. We kindly ask you not to rearrange the furniture. If moved, please return it to its original place before checking out. Non-compliance will result in a $50 charge for furniture repositioning. 7. If the listing mentions Netflix or other streaming platforms, it refers only to the availability of the app on the smart TV. We no longer provide shared or corporate accounts. Guests must log in with their subscription after check-in.
