Viewtopia is built around the view. Set on Barbusse Street near Barekamutyun, this 45 sqm apartment looks out over Hrazdan Canyon, with greenery, the bridge, open sky, and the river below. It is not in the busy centre, and that is part of its charm. The space feels calm, warm, and easy to settle into after a day in Yerevan. ⸻ 🛋️ Living Room: The living room is the heart of the apartment, with panoramic windows pulling the canyon view into the space. The beige sofa bed faces the Smart TV, while the soft curtains, warm wood tones, and simple artwork keep the room relaxed rather than showy. The AC is located in the living room and is enough for the whole apartment. It keeps the space comfortable while you still get that open, bright feeling from the large windows. 🍽️ Kitchen & Dining: The kitchen is compact, modern, and practical for real use. Dark cabinets, warm wood fronts, black worktops, and soft under-cabinet lighting give it a clean look without making it feel cold. The dining area sits naturally between the kitchen and living room. It works well for breakfast, a quiet dinner at home, or opening a laptop when you need a simple place to work. 🛏️ Bedroom: The bedroom keeps the same calm mood as the rest of the apartment. The 160 x 200 cm bed is set against a warm wood headboard, with soft bedside lighting and darker textiles that make the room feel restful. Large windows bring in natural light and continue the canyon-facing feeling, while the wardrobe gives enough storage for a longer stay. 🚿 Bathroom: The bathroom is darker and more polished in tone, with a walk-in shower, LED mirror, and clean modern finishes. It feels practical, comfortable, and easy to use. The washer-dryer combo is also here, which makes Viewtopia a good fit for longer stays as well as short visits. 🏢 Building: The apartment is on the 4th floor of a new-build residential building with a lift. The building itself is modern and straightforward, while the real character of the stay comes from the canyon side of the apartment. 1. Should the unit include a sofa-bed or travel cot, an additional 'linen' charge will apply for their use. Guests must request these extra sleeping options before booking. 2. The apartment will have Starter Luxury Hotel Toiletries, fresh linen and towels. Stays that are longer than 20 nights will receive fresh linen and towels, starting on the 10th day from arrival. You can request additional cleaning, but there will be an extra charge for this service. 3. A starter supply of household cleaning and hygiene products will be available on the property for use as well as tea, coffee and water to get you through your first morning. The guest is responsible for purchasing any additional supplies. 4. Due to frequent back-to-back bookings, early check-in or late checkout might not be feasible. However, should this be a necessity for you, kindly inquire on your day of arrival or departure once the cleaning schedule is confirmed. Please note, we may not always be able to accommodate these requests. 5. Please observe our strict non-smoking policy within the flat. Failure to comply will result in a $200 penalty. 6. We kindly ask you not to rearrange the furniture. If moved, please return it to its original place before checking out. Non-compliance will result in a $50 charge for furniture repositioning. 7. If the listing mentions Netflix or other streaming platforms, it refers only to the availability of the app on the smart TV. We no longer provide shared or corporate accounts.
